It is important that you are comfortable with the REALTOR® you are working with. This person is your co-pilot so it is important that you are able to trust them with your most valuable asset. Feel free to meet with a few REALTORS® before deciding who you will work with. Do not base your decision solely on whomever presents you with the highest market valuation for your home. Ask questions, shop around. A professional should be able to price your home to sell in current market conditions.
It is important to find a sweet spot to price your home. We do not want to overprice your home so much that the listing becomes market stale, but we also want to avoid leaving money on the table. There are many factors to consider when pricing your property. I will go through key considerations such as market climate, competitive positioning, current market statistics and other factors influence the marketability of your home.
The next step will be to sign a Listing Agreement. This gives me the permission to market your home on your behalf. I devise a marketing plan to promote your home’s best features and increase exposure to a targeted audience. Your home will be posted on MLS and be visible to agents and prospective buyers.
All the marketing and hard work pays off when a buyer inevitably falls in love with your home and submits an offer. You can accept, counter, or reject the offer and the negotiation can go back and forth a couple of times. When you have an accepted offer, we will work with your lawyer to facilitate the sale. The lawyer will help you finalize the legal paperwork and correspondence with the buyers’ lawyer.
