In both resale home and new home builds, it is one of the largest purchases you are going to make. Wouldn't it be beneficial to have a friendly face to guide you through the process? Buying a new property offers the flexibility for the buyers to customize according to their tastes, and along with that freedom comes a plethora of details and fine print. I'm here to help you take care of those details so you can focus on picking out your colour palette and finishes.
MARKET INFORMATION
Realtors® have somewhat of a superpower - we have access to in-depth sales history and market data. Take advantage of that! Depending on the builder you are working with, there may or may not be room for negotiation when it comes to price but it is good for a buyer to have some market information about the home type they are interested in building. As an agent, I do my homework and conduct market analyses consisting of sales history of similar properties in the vicinity so that the buyer can make informed decisions before starting the construction of their new home.
PERSONAL LIAISON
Your agent is your liaison through the real estate process in resale homes as well as new homes. We bridge the communication between buyers and builders' sales teams. If you are deciding between multiple builders in the same communities, your realtor® becomes your liaison with all the different sales representatives; rather than trying to coordinate and juggle with multiple sales associates, leave that communication to me! It is common for buyers to consider multiple builders when they are thinking about building their new home, especially if they are looking in a new development in the community. Between all the floor plans, upgrade options, construction timelines, and any additional perks it can get overwhelming trying to remember all the different details for each builder. Your agent is here to help you organize the offerings, timelines, pros & cons so you can find a home that is perfect for you.
DOUBLE THE HELP
Once you've found a home and location that is perfect for you, the friendly sales representatives and your agent work together closely to ensure you are well-taken care of from beginning to end. Everyone involved wants to see the smile on the buyers' faces when they get the keys to their customized home. Working with an agent is especially important if you have a property to sell before you purchase a new home. This is very common and it can be tricky if you are not proactive. Sit down with your agent to communicate your ideal moving date. This way, your agent can coordinate with the sales representatives to find a home with a possession period that makes the most sense for you. There may be different ways to structure your purchase agreement so that your purchase is conditional on the sale of your current home first. Overlapping timelines can sound intimidating but trust your realtor® to market your property to have it sold in time for you to take possession of your new home.
