What should I be thinking about?


So you've decided to buy a home. How exciting! Now what? Aside from figuring out your likes & dislikes in a home, you may have some other concerns - especially if this is your first home. That is perfectly normal! Not everyone is well-versed in real estate the first (or second or third) time around and that's why it is so important to work with a realtor® that you are comfortable with. That agent is your go-to person for questions, concerns, and everything in between.

THE PROBLEM 

Most buyers will share similar concerns when purchasing a property. Many are worried that they could be overpaying for a property or they aren't choosing the right home. The main goal is to find a home that best suits your needs. I always tell my buyers to focus on the options that are available, not what might come up later. The market is constantly moving and new properties come & go. We do not have a magic crystal ball that tells us if your dream home is going to come to the market in the next week, month, or next year (although that would certainly make our lives easier). Your home is most likely the largest purchase that you are going to make and it can seem scary but we can work together to make it less intimidating.


THE SOLUTION

As a buyer you are always in the driver's seat and I am your trusty co-pilot that guides you through the process. Think of me as your Google Maps. Instead of "in 500-meters, you will arrive at your destination", I would say "in 60 days, you will receive the keys to your new home". As your co-pilot, I advise on home value, help you minimize risk, and let you know when you are walking through a hot property. When you fall in love with a property I do my homework and compare similar properties that have sold in the neighbourhood. We can't predict the future but we can look at historic trends and sales data so that you can make informed purchase decisions.

THE BIG 3

We all want the best home, in the perfect location, and the best price. I am totally with you here! I want all of those things too! These are the 3 biggest considering factors when buyers are shopping for their home. One of the most powerful things to understand is with the Big 3, in most cases, you can have 2.
The BIG3 are in a 3-way tug-o-war. One or two of them usually pull harder. That is not to say that it's impossible to find a property that pulls evenly in all directions. I like to call those shooting stars! They are uncommon but they make an appearance once in a while. If we come across a shooting star, make a wish right away (in real estate terms, don't sleep on it!).

A shooting star can look different for every buyer. Your idea of the perfect house may be different from someone else's perfect house. I make an effort to get to know each of my clients' needs and spend a lot of time getting to know them. We discuss what you are looking for in a home, your timeline, and your future plans in that home (e.g. how long will you stay in that home?). Every client is different and I do my very best to make sure we are moving forward with your needs & wants in mind. There is no one-size-fits-all approach when it comes to real estate and that is why communication between clients & agents is so important.
